Wanting to support a farmer's dream. We have 20 acres available for agriculture with a 4 bedroom home on the property.

I want to see the land cultivated in a way that is beneficial, beautiful and bountiful. I currently live on the land and although we love it SO much, I am not a farmer and I see more opportunity to support someone else in their dreams of taking care of land. I don't have a specific vision for the area, I think I am more open to hearing ideas and going from there. Whether someone wants flowers, vegetables or livestock, I think the most important thing to me is that the land is being cared for. The ditches need to be tended to, the soil cultivated, etc.  I want to find the right person and support their dreams while supporting the health of the land. 

Quality of Land

The land is setup in a large rectangle shape with one pond at the head of the irrigation ditches. The front section is setup on flood irrigation and network of ditches. The back section has a pump to risers and rollers setup.

The front 10 acres has ditches that run the perimeter and is setup on flood irrigation. The back (further West) has risers that run along the North side that connect to rollers with a carburetor engine.  The main ditch runs through the center of the property. 

Additional Details

I have project water and water shares. We get water that runs off of the Animas River in the spring. When that slows down then we have 10 shares of water from Lemon reservoir. Water generally runs from about May to October, depending on water levels that year. We are also at the end of the ditch so we often get a lot of extra runoff.

Description of Farm Infrastructure

There is a pump for the risers in the back, and two rollers that span the 20 acre section in the back. The irrigation ditches are in place with some piping available and dividers to divert the water.  A small tractor to mow the lawn for the house is available.

Description of Housing

There is a four bedroom, 2,800 square foot farm home available on the property. I have put a lot of work into renovating the home and it is quite beautiful on the inside. This rents for $3,500/month. There is a 800 square foot separate studio (we call it the casita) on the property. I rent it out for $1,000/mo to a tenant. It can also be available for rent starting in May (otherwise I will find a renter for this space).  It is somewhat close proximity to the house so I like to find a good fit. I am also open to not renting the house and just leasing out the land if anyone is interested in that opportunity.

We have a 40 acre, 20 of which is available for lease and 20 of which is available for sale. We are located just off of highway 550 just South of downtown Durango about 15 minutes. Currently, the property for lease is setup for flood irrigation on 10 acres for hay. This section is not yet fenced in. There is a house, a shed and barn all on the property. The back section is setup on rollers and risers for hay. The back section is fenced. 

Additional Details

I prefer not to turn it all over to livestock unless someone is actively growing the pasture. I do not want it to turn into a dirt field. I prefer someone that is going to invest in the land, in caring for the ditches, etc.
