Quality of Land

Approximately 8 acres of relatively flat creek-bed adjacent rich soil North West (17 mins) of Del Norte on 40 acre parcel. Fencing not complete. Well permit allows for 1 acre garden. Power is off grid. Flat land covered in chamisa, wild currants, rosehips, grasses. Cottonwood tree hedge along creek. The remainder of the 40 acres is steep with typical vegetation: piñon and juniper with cottonwoods in/along creek.

Additional Production Details

This property is along Old Woman's Creek in Saguache County. 17 minutes NW of Del Norte. It has a small cabin on it. The area is popular for hunters and cattle grazing. The parcel is adjacent to national forest on two sides. Elk, bighorn, coyote are daily visitors.

The property was previously used as a vacation home for horse owners. Electric fence was used. 

The current use is underdevelopment. We are planning to spend our summers here and garden. We are rehabbing the cabin. We are going to add a greenhouse sun-room on the cabin. We are previous hobby farmers and have had sheep, mini-cattle, goats, donkeys and chickens in the recent past.

Tenure Arrangement Details

We plan to be on site a portion of the year and are seeking a partnership on this land. We loved having our own farm, garden and life stock in the past but are not experts. We feel that a sharing arrangement would yield greater success and allow us to continue to focus on our work niches while providing access to the land we own.
