It may take a season to know that this is what you want to do and are good at. I would try to be available for a limited amount of mentoring, but this would be your orchard. Alternatively, we might consider training a total novice who would want to work as an intern to learn orcharding. (I might also be able to trade some of my time for mechanical skills). We would hope to have a long-term lease for the orchard the following year. Agriculture tends to be a lifestyle vs a living, so plan to have a town job as well. National stats are that 90% of a farmer's income is earned off of the farm.
There may also be an opportunity to "crop share" a large garden and possibly organic raspberries.
General Information
Quality of Land
Well water is pumped underground to the orchard. The poly-pipe traverses the 16 tree rows and the water exits an emitter to the tree. The orchard is mostly 10 years old and we keep the trees pruned to 7 feet tall (no ladders or climbing trees). We probably get 12-inches of rain annually, so none of this could exist without the irrigation.

The orchard irrigation system was put in about 10 years ago and shares water with an adjoining sub-surface drip irrigation that is planted in alfalfa.

This is an apple (~20 varieties) and pear (Asian and European) U-Pick Orchard. It is approximately 8 acres with an 8-foot tall deer fence encircling it. Well water is pumped through poly-pipe to each tree's emitter. We have also grown and sold sunflowers, pumpkins, elderberries (sell the syrup), some flowers and decorative gourds. We presently have a following of >3.5K on social media (daughter works this hard & task needs taking over) and people bring their families from Ft. Collins, Greeley, Loveland as well as Denver and Cheyenne. We are known as a family friendly place and interact as we teach about the crop while customers pick.

Tenure Arrangement Details
We require a bond to cover my time (If needed or project abandoned), and the bond is returnable to the farmer at the end of the year. Orchard work starts with pruning about March and then includes planting the ancillary crops, weeding and checking on the irrigation. Some timely spaying of chemicals (could be organic if effective) to control fire-blight (bacterial infection of the tree) and for Coddling moth (worm prevention). Work most days and heavy social media with no farm revenue till August and September. Put the orchard to bed in October to mid-November.
