Quality of Land
The farm is 120 acres, with approximately 70 acres either in production or previously cultivated. Approximately 50 acres is native prairie. There is a one third acre pond on the property.

Irrigation Infrastructure
The irrigation system was installed in late 2019 and early 2020. It consists of a submersible pump, buried pipe, sand filters, a disc filter, drip lines, and overhead wobblers. The submersible pump is rated at 60 gpm and 60 psi at the pond. There is also a K-line pods pasture and grain irrigation system. There is currently no potable water well. However, the water rights for a commercial agriculture and domestic well have been adjudicated and a permit was issued. I also have an initial design from a local well contractor.
Additional Details
The property has rights to 90 acre-feet of water per year from a shallow alluvial aquifer. The water is accessed by pumping from a pond. However, the pond recharge rate from the aquifer limits the actual water available for irrigating crops.

This farm property is a work in progress. Purchased in 2019, it was pasture with no infrastructure. It is now a productive vegetable, grain, and flower farm, located 20 miles east of Colorado Springs. The layout is approximately an acre for vegetable and flower production and approximately 20 acres for grain production. Approximately 60 acres could be used for grazing.
