This land is ideal for someone wanting to start their own farm or gardening operation. We have good soil and senior water rights in a beautiful agricultural area. There is the possibility to have farm interns, and we have plenty of existing infrastructure.
Our farm is on the border of desert and mountains on the Colorado Plateau. We are 20 minutes from Cortez down a paved canyon road, by a national monument with hiking & biking trails. The farm is both dreamy and "down home funk." An intrepid spirit is necessary.
We would love to share our land with like-minded agricultural folks who want to benefit from this prime ag land. The land is beautiful and needs good stewards.
General Information
Quality of Land
We own 22 acres total on 2 adjoining properties (one is 4 acres and one is 18 acres). The property for lease is half of the 4-acre property plus additional acreage if needed (up to 10 irrigable acres).
The 4 acre property is fenced with sturdy, 8-foot tall fencing! You can flood irrigate your fields and use the well water to supplement. There are two cute ponds. The other acreage is not yet fenced.
Structures that may be available for lease include: Nice & spacious 35-foot trailer, small camper, outdoor kitchen setup, composting toilet, animal barns, hay barn, shed and large office.

Irrigation Infrastructure
We do manual flood irrigation and the ditches are already dug. You could also set up some gated pipe. Hose watering from the well spigot is very convenient for home gardens.
Additional Details
We have good water rights, plenty for any crop. The ditch is already running (starts early April) and runs through early November or so.
Water could conceivably be stored all winter in the ponds, but they would need to be lined.

We have a lot of infrastructure ideal for a homestead or agricultural operation that can be included in your lease if desired. Please inquire for all the details. Some of this includes:

Description of Housing
We live in a small house on the property adjoining this one. The property for lease has a very nice and spacious 35-foot 5th wheel trailer on the grid. It has hot water, a nice kitchen with gas stovetop, lots of storage space, nice bedroom, bathroom with shower, office nook, etc.
There is also a cute truckbed camper that we used to house farm interns. You could have farm interns or it would make a nice separate space for your teenager etc.

Description of Soil
Sandy clay loam. It varies depending on the location. We have sandstone bedrock and good soil on top. Great for planting.

We have been growing diversified vegetable seed crops here for the past 4 years, with no chemical use. Before that the land was fallow for many years, and previous to that it was farmed (melons etc) and there were orchards. We also have grazing goats and chickens on a portion of the land.
Up to 10 acres are available to be tilled, planted and fenced. Irrigation ditches are already dug and flowing for the season!

We require that no chemicals are used on the land. The only chemical that has been applied to the land is fire ant killer (hopefully all the fire ant piles are gone now!).
You do not need to be certified organic. We are not certified but the possibility is there if you'd like.
There are a lot of shrubs and fruit trees and perennial plantings already that we will continue to tend or would like our leasee to tend. We also have beehives on the land.
